SITE HISTORY

  • Previous development scheme was rejected by the Council and an Appeal in 2022.
  • Previous developer proposal was significant – around 1 million sqft of employment floorspace.

INITIAL FIREM SCHEME

  • FIREM has reviewed comments made on the previous developer’s proposed scheme and addressed this with reduced floorspace and other important amends.
  • Intent to retain significant amount of land as ecology areas and woodland/landscape buffers. Focus on delivering 10% biodiversity net gain.
  • Focus on creating varied and substantial number ofgood quality jobs.

JUNE 2024 – PUBLIC CONSULTATION

Key feedback themes included:

  • Traffic impact locally, site entrance accessibility, HGVs, and the low bridge.
  • Existing local parking issues, recognising the pressures on Stockport Sports Village.
  • Green belt.
  • Wildlife and ecology – impact on habitats and the river.
  • Local need – is this scale of development required?
  • Visual impact and noise. Impact on nearby Castle Hill residential park.

Further detailed highways assessments to review impact.

Further need assessment – refining the employment offer and scale.

Developing plans for retained and enhanced public right of way through the site.
